Thank you for your interest in OCEAN LAKES VACATION RENTALS. Our Rental units consist of Beach Houses, Mobile Homes, Houses, Trailers with Additions, Park Model Trailers and Campers. As you can see, they are located throughout OCEAN LAKES and prices depend on size, location and attractive features. Each unit is fully furnished including air-conditioning, color TV with basic cable, complete kitchen facilities and some units have phones for local and credit card calls only. YOU NEED ONLY BRING LINENS, TOWELS AND PAPER PRODUCTS.

PLEASE NOTE – WE DO NOT ALLOW PETS IN OUR UNITS. If a pet is found to be on the premises, you will be asked to leave and your deposit will be forfeited. Also note, that the units do not come equipped with golf cars, however, we do offer a golf cart rental service which can be reached at 1-843-238-8841. Should you choose to bring your own golf car, you must supply us with proof of $50,000 golf car liability insurance. However, under no circumstances are gas powered golf carts allowed. We appreciate your cooperation regarding our golf car and pet policies.

WEEKLY RESERVATIONS begin 3 PM Saturday or Sunday and end 10 AM the following Saturday or Sunday (during summer months).  Any deviation from the Saturday-to-Saturday or Sunday-to-Sunday check-in and checkout dates can ONLY be made on a last minute basis and subject to availability of inventory.

CHECK-IN is on Saturday and Sunday after 3 PM.  Please plan your arrival according to the hours of check-in, as we cannot guarantee accommodations before the stated check-in hours.  You will need to stop at the Properties Office to register and receive keys.  All final payments must be PAID IN FULL 30 days prior to check-in date (except for last minute reservations).  Personal checks are NOT accepted less then 30 days prior to arrival or for last minute reservations.   Please have your car license tag number with you when checking in. Accommodations are strictly limited to the number of occupants shown on the brochure regardless of beds available.  The only exception is an infant to occupy a crib.

CHECK OUT by 10 AM no exceptions!.  We ask our guests to prepare the Unit for departure by ensuring the Unit is left in a clean and orderly fashion for the next guest.  If departing before or after our regular office hours, please place both sets of keys in the Key Drop Box located on the deck of the Properties Office.  A $50.00 per hour late charge will be charged for late departures. 

A DEPOSIT of one half of the total gross rent is required within 14 days after making reservation, time permitting.  This may be paid by CHECK, MONEY ORDER, OR CREDIT CARD (MASTER CARD, VISA OR DISCOVER).  Please make checks payable to Ocean Lakes Properties Rentals and include your Guest License Agreement. Balance, including sales tax and accommodation tax on total rent, will be due 30 days prior to check-in day.  There will be a $45.00 administration fee charged to all reservations.  This fee covers administrative costs and car passes for the duration of your stay.  Balance payments may be made by:  Cashiers Check, Money Order or Credit Card only.  No personal checks accepted upon arrival.

SECURITY DEPOSIT: Security Deposits may be held on a Credit Card or paid by personal check or a money order. You will receive your full Security Deposit back if the unit is left undamaged.   Any Unit classified as a Beach House, House, or Mobile Home that sleeps eight (8) plus guests will require a $400.00 Security Deposit, Mobile Homes that sleep less than eight (8), and all other units will require a $300.00 Security Deposit.  Please allow up to 21 days for your Security Refund if it was paid by check.

CANCELLATION POLICY: If reservation is cancelled 30 days prior to your arrival date, Ocean Lakes Properties will retain 15% of the Gross Rental Fee plus the $45.00 Administration Fee from amount paid.  The balance, if any, will be refunded to you.  If you cancel your reservation less than 30 days prior to your arrival date, refuse rental property or do not show up, Ocean Lakes Properties will retain the total amount paid plus the $45.00 Administration Fee.  No money will be refunded. THERE WILL BE A $35.00 CHARGE FOR ALL RETURNED CHECKS. Ocean Lakes Properties reserves the right to discontinue occupancy, if, in Ocean Lakes Properties opinion, it is detrimental to premises.

GROUPS AND HOUSE PARTIES: WARNING – WE RENT TO FAMILIES AND RESPONSIBLE ADULTS ONLY – MUST BE AGE 25 OR OLDER.  We do not rent to house parties and/or groups including but not limited to fraternity, high school graduation, spring breakers, or other non-family groups to be determined at the sole discretion of Ocean Lakes Properties Rentals. Some houses may accept chaperoned religious organizations. Any violation will result in termination without refund.

ALL RENTAL UNITS are completely furnished except for linens, paper towels, kitchen towels, toilet paper, soap, washing detergents, coat hangers.  The owner or Ocean Lakes Properties does NOT provide these items. Beds and furniture are NOT to be moved from room to room. NO FIREWORKS of any kind are permitted on Ocean Lakes Family Campground property. 

PET POLICY: ABSOLUTELY NO PETS ALLOWED in any rental property! (Pets are permitted at campsites only.)

PARKING RESTRICTIONS: Parking is limited to 1-4 cars depending on the unit.  A parking pass may be purchased at a cost of $3.00 per day for any cars exceeding two.  For those units that have cars that exceed the limit allowed, those cars must be parked in the over flow parking area adjacent to the Main Gate or designated area.  Please check with your rental clerk.  Campers and motor homes are not allowed to be hooked up or used on any rental property.  The riding of motorcycles within the campground is strictly prohibited. Motorcycles must be on a trailer, pushed or towed to your unit or parked in the designated area.

MAINTENANCE: All equipment in each rental unit should be in working order.  Please report any inoperative equipment to the rental office promptly at 828-4821!  We will make every reasonable effort to have the repairs made as soon as possible.  Under no circumstances will any refunds be made for mechanical failure of dishwashers, disposals, TV, washer/dryer or other small appliances. All service requests will be handled within a 24-hour period.  Those service requests received after 5 PM may not be handled until the next day.  (EXCEPT FOR EMERGENCIES). 

MESSAGES: A Security Officer will deliver Messages to your unit. If you are expecting a message, please have them call (843) 238-5636. NO LONG DISTANCE PHONE CALLS permitted in units with telephones. YOU MUST USE A CALLING CARD.

LOCKED UTILITY SHEDS & CLOSETS: Most of our unit owners maintain a locked shed or closet for storage of personal possessions.  Please respect these locked closets and sheds.  These personal items, which also includes golf carts ARE NOT included in your rental.

LOST KEYS: You will be given two (2) keys upon arrival.  There will be a charge of $10.00 per key for any lost keys.  Please be sure to return two (2) keys upon your departure. NO REFUND if key is found after departure.
